You have probably seen the late night infomercial featuring Russ Dalbey's "Winning in the Cash Flow Business". This program was developed to teach you how to broker cash flow notes and he recommends using his network called America's Note Network. This business has been and still is being marketed heavily across the nation and across the US.

Now, if you are not sure what a cash flow note is, let me explain. When someone wins a major prize such as the lottery or inherits a large some of money they will receive what is called a cash note. This allows them to receive their money in monthly or annual payments instead of one lump sum. Also, cash flow notes are created when the owner finances a real estate transaction. This is what Winning in the Cash Flow Business mainly focuses on.

What you have to do is find these people and convince them to sell you their note for a lump sum which is lower than what the note is actually worth. Once you have found and purchased the note you then resell it to someone in the market for a long term investment. Your profit is the difference from the price you paid for the note and the price you sell it for.

Winning in the Cash Flow Business claims they will train you to locate and negotiate with people holding these cash notes using the America's Note Network website. They claim you will get all the information you need to become successful as a cash note broker. If you have seen the infomercial, Russ Dalbey makes this business opportunity sound incredibly easy. In my opinion this is an over-hyped system which is unlikely to give you successful results. The reality is cash note holders are few and far between and most of them are happy with the current arrangement that they have.

Many customers have reported that once you purchase Winning in the Cash Flow Business you will start receiving unsolicited phone calls from Russ Dalbey's sales team. They are going to try and up sell additional products such as elusive leads, a special calculator specifically designed for the cash note business, a bimonthly e-Zine, a collection of 50 management documents, and much more. Let me say they do this quite aggressively. Most customers report that they are not able to make a decent income because it is so difficult to actually track and negotiate note holders.

From my experience I do not recommend Winning in the Cash Flow Business for the simple fact that there is a lot of competition out there and not a lot of notes. Especially not private mortgages and the ones that are more lucrative.
I also believe that the leads that you purchase are the same leads that are being sold over and over again. There are only a handful of success stories yet they are selling thousands and thousands of these courses, essentially saturating the market.

So take it for what it's worth. There are a lot more lucrative business opportunities out there than Winning in the Cash Flow Business and that is just my opinion.
